
| Councilman Escareno Shows Community Pride By Defaulting On His Mortgage Payments Twice, And As An Upright Citizen, Refuses To Pay Homeowner Association Dues Totaling $3,265. Can He Be Entrusted With Managing The City's Public Funds? January 3, 2005 By WatchOurCity.com Huntington Park, CA - Escareño defaults on mortgage payments for his condominium in 1997 and again in 2000, and in 2001 a “NOTICE OF TRUSTEE’S SALE” is recorded. Documents filed with the Los Angeles County Recorder indicate that Escareño was issued Default Notices. In 2001 Escareno campaigned and won a seat for City Council. He listed his job title as "Businessman / Police Volunteer". He was a police volunteer, records show. No public record exists of Escareno being a "businessman". Escareño’s address shown on public records to date indicate that he lives in a condominium complex located at 6060-F Oak Street #6, in Huntington Park. The records indicate that he purchased the property in 1986 along with his wife, Dolores Malagon, and another person, Delia Avila Escareño. On August 18, 1997 a “NOTICE OF DEFAULT” issued to Edward Avila Escareño Jr. is recorded with the Los Angeles County Recorder’s office. The document indicates that he owed a total of $5,782.09 in his condominium mortgage payment as of 08-07-97. Escareño manages to save the farm and a “NOTICE OF RESCISSION” was subsequently recorded just 11 days later, on August 29, 1997. Just three years later, on September 28, 2000, a 2nd “NOTICE OF DEFAULT” was issued to Escareño and Dolores Malagon Escareño, “Husband and Wife”, and Delia Avila Escareño. Additionally, on October 27, 2000, the Huntington Townhome Homeowners Association, Inc. filed a “NOTICE OF LIEN FOR DELINQUENT DUES AND ASSESSMENTS” with the County Recorder. The amount owing was $3,265.00, as the document indicates. On January 4, 2001, a “NOTICE OF TRUSTEE’ SALE” was recorded with the county. Escareno has the voters and taxpayers of this city to thank for electing him to a council position paying $40,000 plus per year, evidently his only source of income up until April 2004 when he reportedly was hired by a developer to do Public Relations. Subsequently, on March 4, 2002, an “ASSIGNMENT OF DEED OF TRUST” was recorded with the county. The document states that the grantor is Edward and his wife Dolores, and Delia, a single woman.
